Do I need to already own land?

Yes - or be under contract on a property.
Our on-your-lot services are designed for clients who already have a buildable parcel. Every project begins with an on-site review to confirm feasibility, access, utilities, and overall suitability.

What budget range should I expect?

While every project is different, our on-your-lot builds typically begin in the $500,000 range, depending on size, site conditions, and finishes.

We provide fixed-price contracts based on real construction conditions and work best with clients who are financially prepared for a professionally managed build.

What if I want something unique?

Our process remains the same. Every design starts somewhere - we begin with curated concepts that align with your goals and budget, then refine layouts, elevations, and key features to make the home feel personal and intentional - while maintaining constructability and schedule control.

This allows meaningful customization without the unpredictability.

Why Do We Use a Pre-Construction Service Agreement?

A successful custom home begins well before construction. Once the property, overall design direction, and project goals have been reviewed, qualified projects move into a formal pre-construction phase.

During this phase, Owen Roberts Builders coordinates the planning, preliminary drawings, design revisions, site considerations, consultants, major interior and exterior selections, preliminary specifications, and detailed pricing needed to properly define the proposed home.

This process gives you time to evaluate the design, selections, and anticipated investment before entering into a separate Construction Agreement. Addressing these decisions early helps reduce rushed selections, unexpected costs, special-order delays, and avoidable changes once construction is underway.

When do interior selections happen?

During our formal preconstruction phase.

At that point, all clients complete interior selections with Plum and Crimson Interiors, providing professional design guidance throughout the process.

You’ll work with their team to finalize cabinetry, flooring, tile, fixtures, and finishes through our trusted supplier network.

How long does the process take?

Timelines vary based on client communication speed & habits, design complexity, permitting, and site conditions, but a typical on-your-lot project looks like:

  • Scope and Concept Development: 3-4 weeks

  • Design & planning: 2–3 months

  • Permitting: varies by municipality (Ranges from 2 weeks to 2 months)

  • Construction: Most of our homes are completed within a period of 7 to 9 months from ground breaking.

Can I use financing?

Yes, most certainly. On-your-lot projects are funded by the client with a series of draws throughout construction. If not paying cash, clients must obtain a "construction draw loan" from a local lender that offers such product. Owen Roberts Builders will work with any lender to coordinate draw schedules that satisfy both parties.

Do you offer financing?

Construction financing is arranged by the client. We’re happy to provide some options. We will coordinate with any lender and provide documentation as needed throughout the process.

How many on-your-lot builds do you take each year?

We accept only a limited number of off-site projects annually to ensure hands-on owner oversight and consistent quality.

Availability is intentionally restricted.
