Our Process
1. Initial Inquiry
Submit your property and project details through our inquiry form. We review for general location, budget alignment, and fit with our typical project type.
2. Property Review & Site Meeting
If your project appears aligned, we schedule an on-site meeting to walk the property together. This allows us to evaluate access, grading, utilities, setbacks, and overall build feasibility before moving forward.
Every piece of land is different - this step ensures expectations, budget, and constructability are aligned early.
3. Discovery & Concept Direction
Once we have evaluated the site, we begin a high level design conversation around your goals, must-have features, and priorities.
From there, we curate a collection of concepts with mixed exteriors that meet the design and budget goals. These concepts help establish layout direction, architectural style, and budget alignment before formal design begins.
This stage is exploratory and intended to identify the right overall direction. At this stage, the home is just a concept, or idea.
4. Preconstruction Services: Plan Development & Design
Once a preferred concept is identified and customization is desired, we move into the preconstruction phase with formal plan development.
At this point, a preconstruction service agreement is executed. The scope of the agreement covers detailed plan development, coordination and planning with our contractors, interior designer, and material suppliers. This step is where the complete scope of work and schedule of finishes for the home are created, resulting in a complete, fixed price construction proposal.
Working alongside the design team of Plum and Crimson Interiors, homeowners will finalize cabinetry, flooring, tile, fixtures, and all finishes through our trusted supplier network.
The fee for preconstruction services ranges from $7,500 - $15,000 depending on the scope and size of the project.
This step in the process represents our mutual commitment to developing a well-planned, buildable home. If you move forward with Owen Roberts Builders, the fee is credited toward the down payment on your construction contract as an advance deposit. If the project does not move forward, the fee remains non-refundable and compensates the professionals involved for the work completed.
5. Final Pricing & Construction Agreement
With plans and decisions made, we provide a fixed-price construction contract that includes the detailed schedule of everything going into your home.
Once the contract is executed, you proceed with your final steps to secure financing and your build is officially scheduled.
6. Construction
We manage all construction, scheduling, inspections, and coordination - with an open line of communication to homeowners throughout the build. Our construction process will include a series of on-site meetings and reviews with the builder and trade partners, as identified below.
Pre-Excavation - to confirm any clearings needs, house location and driveway layout.
Post-Framing (pre-mechanical - to review plumbing and HVAC layouts, identify block location for TVs, towel bars, etc.)
Electrical - With Electrician on-site to customize lighting fixture and switch locations.
Pre-Drywall - to confirm plumbing, HVAC and electrical placements.
Landscape Review - With Landscape & Lawn Irrigation partners on-site to review lawn, plantings, and sprinkler details.
7. Completion
Final walkthrough, and delivery of your new home.

We accept only a small number of on-your-lot builds each year to maintain quality, communication, and hands-on management.
